廉价屋 还是会被“炒”

B40买不起的廉价屋,
失去了意义……

政府为了B40低收入群体建设廉价房屋,甚至提供补贴,但有时候最终却无法让B40受益,反而让投资客能大赚一笔。

PropertyGuru DataSense总经理祖托尔指出,在中低价房屋的二手市场中,至少有30%的买家是投资者。

不少人以比原价高出两倍的价格,在二手市场抢购这些为了B40群体而建的房屋,反而让这些低收入群体最终买不起。


高租给外籍人士

报道中指出,这些投资者们以高租金出租给外籍劳工,或甚至是非法外劳。

托尔引用PropertyGuru的数据指出,中低价位的房屋价值,通常在35年内可升值220%至230%,因为这些房屋有政府补贴,所以计算时的升值空间更高。

通常这类房子会禁止在首5年或首10年售出,但禁令期结束后将纳入二手市场就会迅速涨价,甚至看过一栋20年屋龄的房子,房价上涨了95%。

投机客也通过拍卖购买

而在马来西亚经济研究所高级研究员山卡兰南比尔看来,这就是廉价屋系统的“漏洞”,让补贴房屋最终让富人受益,而不是有需要的人民。如果情况持续,低价房屋的数量会越来越少。

报道还指出,一家房地产拍卖公司透露,槟城、森美兰和吉隆坡的许多中低价位房产已经被抢购一空,但买家并不符合B40的条件。

据拍卖师的数据显示,购买者是已经拥有多处房产的人, 他们中的许多人都是拍卖会上经验丰富的投标人。

4251人被移送司法机关,
64人被逮捕!

韩国房价高企已经是人民最关注的问题,任何参与炒房的人,都会被视为“罪孽深重”的“大罪人”!

根据《环球时报》,报道,轰动韩国的土地住宅公社(LH)炒房抄地案部分侦结,过去一年共向司法机关移送4251人,逮捕其中64人,包括1名国会议员。

由警方牵头的调查组指出,这个调查从去年3月10日开始,来自韩国警察厅、金融委员会、国税厅、韩国不动产员工1560人参与调查,详细查办6081人是否涉嫌房地产投机。

没收约5.24亿令吉

这个特表调查组没收炒房所得和追缴保全的违法金额,共达1506.6亿韩元(约5.24亿令吉),其中内幕交易牟利高达1192.8亿韩元(约4.15亿令吉)。

不过,这个调查还是被韩国当地认为“虎头蛇尾”,《韩国经济》报道,涉嫌犯罪而被调查的国会议员多达33人,但最后只逮捕1人。

一开始社会团体提出一周,警方才开始首次扣押调查,在案件爆发17天后才开始调查核心犯罪嫌疑人,因此一直有“拖延调查”的诟病。

法学界也认为,由于强制搜查太迟了,所以在获取关键证据方面困难重重。

元宇宙炒房和《大富翁》一样,
致富和破产都可能。

 近期元宇宙成功超高土地价格消息,登上全球媒体热门榜,许多人似乎只看到“商机“,却完全忽视”危机“。

不是所有虚拟土地交易都是赚钱的。

在Decentraland平台,一块土地以243万美元(约1028.25万令吉)交易被世人关注;但也有1块地,在11月25日以33.67万美元(约142.47万令吉),但在4天后以30.84万美元(约130.50万令吉)卖出,亏了2.83万美元(约11.98万令吉)。

从中可见,虚拟世界的房价,泡沫非常大。

在虚拟世界里,买下一座金字塔不是梦。

土地真的稀缺吗?

许多虚拟世界平台如Decentraland,都是打着“土地稀缺“的招牌,让这些虚拟资产更加值钱。

但一位网友在社交媒体上表示:“按照区块链、元宇宙的原理,虚拟世界里的土地是无限的,造新的成本基本可以忽略不计,又何来稀缺一说?”

他认为,所谓的虚拟炒房就是一场骗局,现在因为所谓的“土地稀缺性”而频创高价,但如果之后虚拟平台再推出多个社区,社区土地以后越来越多,那这些虚拟地产是不是不值钱了?

虚拟世界依旧“阶层主义”

有些人可能想着,在现实社会中买不起好的房子,那我在元宇宙买吧!让我的“第二人生”可以过上好生活。

但可惜的是的,数字世界也可能是等级分明、贫富差异巨大的,这也同样体现在买地和买房上。

比如说中国的“虹宇宙”虚拟社交游戏中,从最高等级的环海别墅,到最低等级的普通楼房,稀缺程度也从SS递减到C。

根据此前官方介绍,A到C之间的房型基础价格在8.88至88人民币(约5.89至58.41令吉)之间不等,S及以上的房型并没有官方定价。

大富翁玩家是对着固定的地图玩,游戏参与角色中只有一个是胜利者。

和大富翁游戏如出一辙

有玩家指出,元宇宙炒地皮的思路,和有30年历史的《大富翁》游戏有着相同的思路。

在《大富翁》内,玩家通过掷骰子及采取各种交易策略,买地、建楼,用商业地产赚取租金。在最后,游戏参与角色中只有一个是胜利者,其余的都会以破产收场。

手握虚拟房产,买地、建楼、交易、赚钱。只不过大富翁玩家是对着固定的地图玩,在元宇宙游戏里是戴着VR眼镜开“炒”。

《大富翁》的掷骰子步骤里也包含了运气因素。但大多数现有的元宇宙游戏中,玩家们除了掏钱之外,剩下的就只能落入游戏制造商的操控之中。

虚拟资产会消失吗?

还不仅如此,摸不着的土地和屋子,会不会有一天因为系统“bug”,就消失不见?

虹世界在11月24日时出现一次糟糕的bug,引发玩家们“集体抗议”。

在那一天,很多玩家早上醒来登陆游戏,就目瞪口呆地发现,自己辛辛苦苦攒下的房子竟然原地“消失”了,只能“流落街头”。在玩家群里,玩家们此起彼伏地大喊:“还我房子!”而虹宇宙的管理员只能回复称“问题已反馈给技术,正在排查,大家别慌”。

NFT的世界,“万物皆可代币化”,且价格无法预测。而元宇宙则被认为是NFT走向爆火的一个契机。

NFT体系未成熟

对此,《人民日报》发文抨击元宇宙概念传播中的炒作现象,称NFT存在炒作、洗钱和金融产品化等风险,投资者应该保持谨慎态度,警惕“击鼓传花”式的金融骗局。

中娱智库创始人兼首席分析师高东旭向AI财经社表示,包括虚拟房产在内的虚拟财产的价值认定、相关的交易规则等,目前还没有一个成熟的体系。

“整个体系构建需要一个相当漫长的过程,至少还要再等几年时间。”

但无论是虚拟世界还是现实世界,“炒房”这件事对于普通人而言,一旦“上头”,难免沦为炮灰。

万物皆可元宇宙。

在虚拟游戏的世界,买一把武器、一款坐骑、一款皮肤,是许多游戏人习以为常的事情。

但你可想过在虚拟世界里面,画上千万百万的“真金白银”,只为了买一栋屋子、一块地?

你是否觉得荒唐,觉得怎么可能花上几千万来买一个看不到、住不进的房子?

歌手林俊杰在Decentraland上买了三块虚拟土地,正式进军元宇宙世界。

但事实真的发生,不仅有人买,还不止一个,连许多人都熟悉的歌手林俊杰都已经“下手”买了。

元宇宙(Metaverse)一词并非新鲜,但在最近迅速引起热议,其中助力来自面簿(Facebook)的创办人扎克伯格,把Facebook改名为“Meta”。

不仅如此,韩国政府不久前还宣布了首个针对韩国地方政府的“元宇宙5年计划(2022-26),计划投资高达39亿韩元(约1400万令吉)。不过,这个计划被当地国人嘲笑,因为在首尔房价高企的时代,39亿韩元不过是首尔富人区江南的一套公寓房价而已。

炒房风,存在全球大部分国家。几乎有人在地方,就会有炒房行为。而元宇宙概念出现,也鼓吹了虚拟世界的炒房风。

现实买不起 去虚拟世界买?

近日中国上海就有一则新闻,95后情侣购入一套虚拟房产作为婚房,这或许意味着,年轻人如今不想做“房奴“,转而购买虚拟房产”自我安慰“。

到底什么是元宇宙?元宇宙又如何炒房?

彭博信息(Bloomberg Intelligence)估计,元宇宙市场规模到2024年可能增加至8000亿美元(约3.39兆令吉)。

美国银行(Bank of America)也非常看好元宇宙的未来发展,并将元宇宙列为对人类生活可能有革命性影响的14项科技之一。

“元宇宙将有无数个虚拟世界互相联结而组成,和我们的现实世界也紧密联结。“

元宇宙的革命

该银行预测,元宇宙将成为稳固的经济模式,涵盖工作和娱乐休闲,发展已久的各种产业和市场,例如金融银行业、零售、教育、卫生,甚至是成人娱乐等领域,都将出现变化。

而扎克伯格认为,在元宇宙的虚拟世界里,你可以瞬间移动,不用出门就置身于办公室里,或是去看一场演唱会,或是与你父母见面。

短短1两宗天价交易

在上月,Decentraland的虚拟平台上,一家叫Republic Realm的虚拟房地产投资和发展公司,以243万美元(约1028.25万令吉)买下一块虚拟土地,震惊市场。这家公司目前在19个不同的元宇宙平台上,有约2500块虚拟土地。

但没过1周,在虚拟游戏平台Sandbox上,一块虚拟土地以430万美元(约1819.54万令吉)售出,再度刷新元宇宙房地产交易价格的新纪录。

而这些交易通常是用数字货币来交易,比如说Decentraland平台,就是采用Tokens.com集团子公司Metaverse Group的“Mana”加密货币,但也需要用“真金白银”来买得这些加密货币。

在元宇宙世界,用户可以使用MANA代币购买土地、服装穿搭以及场景等虚拟资产。

新商机出现

Mana是NFT(不可替代的代币)的代表之一,NFT是可以用来表示独特物品所有权的代币,让艺术品、收藏品甚至房地产等事物标记化。

据了解,Decentraland是通过出售“土地”,来为用户提供空间和建造模板,用户就能自己创造个性化的场景和形象,然后再售予他人,或者创造一个游戏规则。比如说,创造一个虚拟游乐场,开放给其他玩家,收取费用。

据不完全统计,今年10月到12月底,在Decentraland举办的活动会达到77个,包括艺术展、音乐节、游戏竞赛、企业发布会等。

这意味着,有了虚拟土地,就能创造更多可能性的业务,这个概念让地皮被炒作起来。

而且,Decentraland等平台还强调稀缺性,根据其官网,这个平台共有9万个地块,其中有3.6万块是建设社区,只有5.4个地块拍卖给用户。

在现实生活中买不起房,未来我们在元宇宙,可能也买不起房了……

是真的值得,还是“智商税”?

面簿创办人扎克伯格力挺元宇宙,更直接将公司更名为“Meta”,让“元宇宙”三个字瞬间在全球爆红,许多人更开始在元宇宙“卡位”,先在虚拟的世界里买地买房。

最近最“经典”的一项交易,无疑就是在虚拟世界平台Decentraland内,数字投资集团Tokens.com的子公司Metavers Group,以243万美元(约1030.10万令吉)的天价,买下一块位于时尚街区中心(Fashion Street Estate)的数字土地,借此拓展数字时尚地产。

一块看不到的地,无法遮风挡雨,竟然值真金白银那么多?虚拟世界的炒房热,到底是真的未来的大势吗?

没有人能有一个确切的答案,但许多人都认为,这股热潮似乎“太早”了。

一位不愿具名的元宇宙行业连相关从业人员向《证券日报》指出,这种高价虚拟房产只是噱头,而且为了保持元宇宙的发展热度,相信会不断有一些夺人眼球的概念加入。

“比如最近又出现了虚拟超级游艇的概念。以从业者的角度来看,这种天价虚拟房产的成交情况不会长久,其实际成交量数据的真实性也有待考证。”

没有价值的泡沫?

盘古智库高级研究员江瀚指出,如果未来元宇宙发展良好,那在那个虚拟世界里的房产必定有价值,只要市场快速增长,但供应有限,自然会推高价格。

但他也强调,对于当前的这些所谓的在元宇宙里炒作房地产的人来说,就是纯粹在炒概念。

“因为现在离真正实现元宇宙还有很远的路要走,在元宇宙的技术实现手段都还没有达成共识的情况下,所谓的构建元宇宙概念以及在上面炒作房地产就是击鼓传花,没有任何价值的泡沫。”

事实上,虚拟房地产并非新鲜事,在十多年前,有位英国网络游戏玩家,在EntropiaUniverse这个以宇宙开拓殖民地为主题的游戏中,以63.5万美元卖出其虚拟房产。

而Decentraland更是在2017年就已经成立,今年6月是曾出现了91.3万美元(约387.03万令吉)的虚拟土地交易,买方是元宇宙房地产投资者和发展商RepublicRealm。

美国房市又被“炒热”了

美国房价今年飙升,让越来越多人无法负担,但销售却没有降温,主要还是投机客在背后炒热。

根据华尔街见闻报道,美国10月的成屋销售按月上涨0.8%,原本市场预计会萎缩1.4%,令人意外。其中,投资者占当中的17%,高于9月的13%。

而美国全国房地产经纪人协会(NAR)的数据也显示,10月成屋销售总数年化634万户,创9个月新高,高于预期的620万户。

虽然按年来看,10月的成屋销售低了5.8%,但市场人士指出,去年10月是市场的周期性高点,比较基础较高。

销售或可超过600万

市场普遍预期,今年的销售有望超过600万,这将是自2006年以来最强劲的一次。

NAR首席经济学家Lawrence Yun指出:“销售仍然非常强劲,我将其归功于持续的就业增加。而且市场上的投资者增多,可能是受独栋住宅租金飙升的驱动。”

他说,投资者占10月买家的17%,高于9月的13%和2020年10月的14%。全现金买家占全部买家的24%。大多数投资者使用全现金。

房屋供应料维持2.4个月

10月底有125万套房屋可供出售,按年减少了12%。按照目前的售房速度计算,供应量大约可以维持2.4个月。

房地产经纪业界认为,任何低于5个月的供应量都是市场紧张的标志。

供应不足和需求强劲,将现有房屋的中位价推至35.39万美元(约148.48万令吉),按年高13.1%。

与此前趋势一致,越是高端房屋,销售越强劲。价格低于25万美元(约104.89万令吉)的成屋销量按年下降24%,价格在75万至100万美元(约314.66万至419.55万令吉)之间的成屋销量增长了25%,百万美元以上的成屋销量增长了31%。

成屋销售约占美国住房销售的约90%。

冠病疫情导致我国数度封城,人民生计大受影响,经济不景气。这时,想必很多人因为现金流短缺,而被迫脱售或甚至拍卖房产了!

错错错!业界人士告诉你,这个推断是错的!

BidNOW拍卖房产交易平台创办人吴志强接受马新社访问时指出,事实上,在疫情期间的房屋拍卖量不增反减,许多人期待的拍卖潮或屋价暴跌情况,皆没有发生。

这是为何?吴志强解释,主要是因为政府推出延缓还贷计划,缓解了这危机。

“疫情前,月均有3000多个房屋拍卖单位,去年管控令期间减少一些。人们没能力偿还房贷只是暂时性,今年开始疫苗接种,疫情影响已见底,接着会回升及复苏。”

不仅如此,据他所说,拍卖业者也和银行界达成协议,致力维持屋价稳定,一旦针对性的延缓还贷计划在明年结束,也不会马上快速释放大批的拍卖屋到市场,以免屋价急速下跌,进而冲击原业主。

屋价将涨 可趁低买入

吴志强也预期,随着经济复苏后,屋价将会跟着走高。

从过往记录来看,1998及2008年经济危机后的2年,屋价忽然飙高,若此时有经济能力者可考虑买入房产及持有2年以上,其增值空间很大。

他也分析为何经济不好,屋价依旧会涨的原因,这主要是通胀,建筑原料如石头、洋灰、钢铁等涨价,屋价自然跟着涨。

 有70%的人觉得,买拍卖屋是一件“很衰”的事情,尤其是华人。

也难怪有很多人这么想,因为大家对拍卖屋的印象,都是出了财务状况或什么大问题,才会“惨被拍卖”。

BidNOW拍卖房产交易平台创办人吴志强接受马新社访问时指出,大部分的华人都不太敢买拍卖屋,觉得风水不好,买了后运势就会被拉低。

更有者害怕,会不小心买到“藏尸屋”。

“然而事实上在数十万间拍卖屋成交中,可能才遇到一间屋子曾发生命案。”

在他看来,与其害怕买到命案单位,更怕买到的是“淹水屋”。

“不如关注竞标的屋子尤其是排屋,是否曾淹水,毕竟命案已经过去,淹水是在未来还会发生。”

拍卖忌好胜

他受访时也点出了买拍卖屋时的另一个大忌,那就是“好胜心态”。

在拍卖线上,常常会有人哄抬价格,若是心态没有稳住,而是偏向好胜要赢的心态,没有妥善控制出价顶限,将输在拍卖场和出价,买到贵房子。

“在竞标现场,若为了赢在拍卖场,将会输在出场价。要控制好情绪,设定好屋价价值多少,预算大概要标到多高就停手。这是许多年轻人忽略的,必须放下想赢的心态。”

吴志强提醒投资者,在竞标拍卖房屋前,必须计算贷款、租金及投资回报率,设定自己的出价顶限,避免急着要标到房屋而出价过高;而非竞标后才确认各种问题,同时也别懒惰检查或随便听别人推荐,那会加大风险。

拍卖屋,也可以“炒”吗?

你对拍卖屋的印象是什么呢?

业主因为财务困难,而导致屋子被债主和银行拍卖?有时候价格颇公道,因此也吸引不少想要买二手房的人在拍卖市场中“找笋盘”。

或许你会疑惑,在这样的情况,还能“炒”价格吗?

当然啦,各有“炒”的方法。

BidNOW拍卖房产交易平台创办人吴志强接受马新社访问时指出,若是投资者,有几种方式可以从中获得投资回酬。

有些投资者采取短期投资的方式,在竞标成功后把房子租出去,用租金来“养房”还贷款,再等到好时机才卖出,降低现金流压力和提高回酬。

过去10年来,也有些投资者选择赚取差价,先竞标屋子然后装修,完成后再高价转售。不过,这种方式的利润越来越薄了,所需缴付的产业盈利税也很高。

隔一手就不会“衰”?

他笑言,有些人对“拍卖屋”的心态,也促成了这种投资商机。

“有70%的人不敢买拍卖屋,因为觉得会‘衰’。有人买了后再卖给他们,隔一手他们就愿意买,这是挺奇怪的观念。而投资者就是赚这样的钱。”

还有一种“炒”的方式,就是在拍卖现场抬高价格,通常就是原屋主的“手法”。

他说,有时候一些拍卖单位在竞标时非常激烈,除了是这个产业吸引力较高,也可能是因为原屋主在推高竞标价。

他解释,屋主可竞标自己的屋子,因为银行还没充公房子,只是订下拍卖底价让投资者竞标,一旦最后得标价超出屋主拖欠的房贷,余额扣除杂费后将归还屋主,因此得标价越高对屋主和银行都有利。

来自槟城的吴志强从事房屋拍卖快20年,也是ActFast亿赞拍卖公司创办人之一,去年12月在证券监督委员会认可的股权众筹平台完成第一轮众筹,筹获201万令吉。

美国第三季炒房近3000万

美国房价飙高,
炒房客有很大责任!

美国知名地产网站Redfin日前发布报告显示,在第三季,以投资为目的的美国人买了9万多套住房,按季增加10%,按年飙升80%,是历史新高。

也就是说,他们花了640亿美元(约2675亿令吉),押注房价和租金将继续飙升。

这些炒房客所买下的9万套住房,就占当季住房总成交量的18%!

而且,投资者过往普遍上都是关注在价格较低的房子,但在第三季度,他们购买更多高档房产。

四分三独栋住宅

Redfin首席经济学家达里尔·费尔韦瑟(Daryl Fairweather)表示:“我认为,出现这现象,主要是美国中产阶级的衰落。富人越富,投资者购买房屋并出租的机会就越多。”

投资者第三季度买房的中间价为43.877万美元(183.36万令吉),为历史最高水平。

其中四分之三的住宅是独栋住宅,其余则是共管公寓(condominiums)、合作公寓(co-ops)和其他物业类型的组合。

流入房地产市场的资金出现有史以来最多之际,房价飙升令美国买房,难上加难。
